THE AMERICAN BUYER GUIDE

Research the property. Question the pitch.

Philippine condo investment education for U.S. buyers: ownership eligibility, purchase costs, rental scenarios and exit planning.

THE SHORT ANSWER

Evaluate the legal ownership structure, total purchase capital, net rental assumptions and exit risks of the specific condo. No location or developer brochure establishes a guaranteed return.

01

Start with ownership eligibility

Americans may be able to buy qualifying condominium units, but the ownership structure and foreign participation limits matter. Have a Philippine lawyer check the master deed, title, condominium corporation and eligibility for the exact unit. Do not rely on a salesperson’s assurance alone.

02

Underwrite net income, not advertised yield

Ask for evidence of achieved rents and occupancy in the same building. Deduct vacancy, association dues, repairs, management fees, insurance, taxes and leasing costs. Short-term rental permissions can vary by building and local rules. Our scenario calculator is a mathematical tool, not a forecast.

03

Ready property versus pre-selling

For a completed unit, inspect condition, title, dues and actual leasing rules. For pre-selling, investigate developer history, applicable approvals, payment terms, delivery obligations and refund provisions. A model unit is not evidence that the finished building will meet your expectations.

04

Price the whole transaction

Obtain an itemized written estimate of buyer-paid taxes, registration, legal work, financing, furnishing and currency conversion. Contract terms determine the allocation of some costs. Compare total capital required, not just the reservation price.

05

Plan the exit before entry

Consider competing inventory, buyer eligibility, resale fees, currency changes and the time you can afford to wait for a sale. Do not assume guaranteed appreciation, immediate resale or continuing rental demand. U.S. tax and reporting obligations can follow you overseas.

Questions Americans ask

Are condo returns guaranteed?

No. Rental performance and resale outcomes depend on the unit, location, costs, regulations and market conditions.

Does this site offer verified properties?

No. This site currently provides research and planning resources; it does not present verified inventory or developer partnerships.
