Buying a Philippine condo from the United States.

Remote purchase controls for U.S. buyers: independent title checks, representation, contracts and payment verification.

Updated October 13, 2026 · Educational planning guide
THE SHORT ANSWER

Remote coordination is possible in some transactions, but do not send funds until the property, seller, documents and receiving account have been independently verified. Requirements depend on the actual project and transaction.

01

Confirm the unit and your eligibility first

Ask an independent Philippine lawyer to examine the legal ownership structure, title and seller authority for the exact unit. Review foreign participation restrictions and applicable project approvals. A video call, brochure or online title image cannot establish that a sale is legally valid. Arrange verification with the appropriate offices rather than accepting a salesperson’s document pack without review.

02

Appoint independent eyes on the ground

Have an appropriate professional inspect the actual property and building. Request dated findings about condition, utilities, maintenance and association rules. For pre-selling property, review delivery obligations and project status instead of implying an inspection of a future unit is possible. Establish who is working for you and what they are authorized to do.

03

Get representation documents reviewed

If a power of attorney or other authorization is proposed, ask counsel to define its scope and accepted execution requirements. Confirm applicable notarization, apostille or consular steps with the relevant authority. Use a bounded document for the actual transaction. Do not assume that a generic form or a remote signature will be accepted for every step.

04

Verify payment instructions through a separate channel

Confirm the account holder, recipient authority and payment purpose independently. If instructions change by email or messaging app, reverify using a trusted contact method you already established. Keep an itemized payment schedule and receipts. Do not assume an account is protected escrow unless the specific legal arrangement has been confirmed.

05

Document handover and ongoing management

Clarify who receives keys, checks the unit, registers utilities and handles dues. If renting out the unit, review management fees, authorization limits, accounting and building permissions. Keep contracts, payment records and income statements for cross-border reporting. A remote purchase also needs a practical operating plan after closing, not just a way to send money.

Questions Americans ask

Can I buy without traveling to the Philippines?

Some transactions can be coordinated remotely, but document, identity, representation and registration requirements vary. Confirm the process for your exact purchase.

Should I send a reservation fee before legal review?

Read and independently review the reservation terms, eligibility and recipient before committing funds.

Does a developer logo verify an account?

No. Verify payment instructions, account ownership and authority independently.
